How a comparable request is built

GridAxis Sourcing Process for Comparable House Quotes

This page explains the desk process. It is not a brand update, and GridAxis Sourcing does not supply the referenced brand.

Buyers who arrive from a named-house search still need a neutral brief. The service records the product family, the site, and the commercial boundary, then sends that same packet to factories that can quote alternative prefabricated houses or folding units. A homepage claim on another site is not copied into the packet.

Match the question to a document

Each supplier is asked to name the manufacturer and the system, then attach drawings or data sheets for that system. A general brochure is marked as marketing, not as the quoted assembly. Material specifications, coating, and steel grade stay in the packet so a later substitution is visible.

Certificates and test reports are requested by name. ISO 9001, IAS AC472, AWS D1.1, or an AISC 360 design basis is recorded only when the supplier says the document covers the plant, the welds, or the frame being quoted. A logo on an unrelated page is not treated as current approval for this project.

Separate cost lines for freight and installation

Split costs that do not share a basis

Freight, taxes, duties, installation, and optional finishes are requested as their own lines. A unit price that silently includes delivery to one ZIP code cannot be set beside a factory-gate price for another destination. The buyer states currency and whether a budget is per unit or for the whole order.

Exclusions are listed in the same table as inclusions. Foundations, permits, utility rough-ins, stairs, and canopies are common leftovers. If a line is optional, it is labeled optional so it is not averaged into the base.

Two house quotations aligned on one comparison sheet

Hold the comparison until deviations are owned

Responses are marked included, excluded, optional, substituted, or awaiting confirmation. A substituted wall assembly or a different clear span is written as a deviation and sent back to the buyer before it is accepted. The desk can chase the missing answer. It does not award the order or certify the design.

Production assumptions, warranty wording, and the change-control path are part of the commercial read. Lead time is recorded as the supplier statement for the stated quantity, not as a promise from this website.

Scope groups the desk asks every factory to fill

Structure and envelope

Primary frameRigid frame, cold-formed steel, or another system the supplier names, with member sizes still to be confirmed.
Secondary framingPurlin and girt spacing if the package is a framed building rather than a closed module.
EnvelopeRoof and wall assembly, openings, and whether insulated metal panel is included or excluded.

Site criteria

LoadsDesign live load, design dead load, wind speed, wind exposure category, ground snow load, seismic design category.
GeometryModule dimensions or building footprint, eave height, bay spacing, and clear span when a steel system is in play.
Fire and heatRequested fire-resistance rating and thermal transmittance, answered against the jurisdiction the buyer names.

Commercial boundary

QuantityCount of modules or buildings, unit system, and whether partial shipments are acceptable.
DestinationDelivery place, access limits, and who unloads. Transport envelope is required for folding units.
TimingRequested delivery window as a buyer target, confirmed only when a supplier replies to that window.

Questions buyers ask while the packet is open

Product form

Volumetric or panelized?

Volumetric modules move more finished work off site and tighten the transport and crane limits. Panelized construction can pack flatter and leaves more assembly, and more weather exposure, on site. The brief should say which constraint is tighter.

Standard plan or custom engineering?

A repeated layout is easier to compare when the project fits the published size. Unusual spans, loads, or local rules need a project-specific design, and that design effort should be a visible line.

Price basis

Why can two totals disagree?

Shell, delivered, installed, and turnkey packages count different work. Taxes, foundation, and utilities can sit in one total and outside the other. The desk does not blend them into a single percent saving.

Where does budget go?

An optional budget can be an amount or a range, in a named currency, per unit or for the whole order. It is a buyer target. It is not a quoted price and not a verified discount.

Service limit

Does the desk approve the code path?

No. The buyer and the project professionals decide whether IBC, IRC, HUD Code, or another path applies. Suppliers are asked to state the criteria they used. This site does not issue a compliance letter.

Can samples or shop drawings be requested?

Yes, as a coordination step. A sample or a drawing is evidence only for the system it identifies. It does not create a dealer relationship with a brand the buyer originally searched.

Hand the same packet to the factories

  • Use, dimensions, and layout are already written.
  • Loads and jurisdiction are marked known or still open.
  • Quantity, destination, and requested timing sit on one line.
  • Scope is labeled shell, delivered, installed, or turnkey.

After the form is sent, the desk can ask for quotations. Award, permitting, and engineering remain with the buyer.

The desk reviews the written scope and can ask factories for quotations on that basis. Read the Privacy Policy. Stock, price, code compliance, and brand compatibility stay unconfirmed until a named supplier answers the exact system.
